The role and influence of the architect in real estate development and urban planning, has for a long time been declining. By studying the role and the economics behind the developer, as well as the power positions and the different actor’s areas of expertise, this project investigates how the architect can regain a more influential role, and be a part of the decision-making process from the start

The Traditional Role of The Developer: The first thing the architect needs to know, is that the process of a real estate development project is very broad, and it involves interactions with actors that the architect rarely deal with. Important is the level of financial and investment knowledge, but also knowledge about the development team, and what the different actors are responsible for.
The Pro Forma Sheet: Secondly, the architect needs to develop the ability to use the pro forma sheet. A pro forma sheet is a financial operating statement, that projects the financial output of a project. To analyze a pro forma, it requires financial and investment skills. The highlighted numbers are the most important numbers at the beginning of a potential project.
The 8 Steps In a Traditional Real Estate Development Project: Thirdly an understanding of the 8 steps in a real estate project is crucial. As the diagram indicates, the architect traditionally joins a project in step 6, in the design, planning and permission phase. This means that a lot of research, negotiations and decisions are made, before the architect can influence the project.
The Power Positions In a Traditional Real Estate Development Project: The different actors and their power positions can influence a potential project with their requirements and influences. Being able to navigate and understand these potential challenges, the architect can regain more influence than the position as consultant.
The Architect-Developer Project Proposal : What does the spacious and architectural complications on a potential site look like? The small diagrams show the spacious outcome, if the different power positions, where to decide what to be build. The large diagram shows a potential project proposal from the architect-developer.
